What's inside

Rent builds their wealth. Ownership can build yours.

Every month you rent, you pay for a place to live and that is all you get. Every month you own, the same payment also pays down a loan on an asset with your name on it. This guide shows how that works in DFW, with no jargon.

Find your fit

Four ways to own in DFW

There is no single best type. The best home is the one whose full monthly cost fits your comfort number and whose location fits your life.

Resale

Established neighborhoods, mature trees, and room to negotiate.

Single family

Land that is yours, privacy, and space to grow.

Townhome

Often a lower entry price and less exterior upkeep, so equity starts sooner.

New construction

Modern layouts, a builder warranty, and incentives worth asking about.

The math

What rent adds up to

Rent buys you a place to live. It does not buy you anything else. Here is what a $2,500 rent adds up to when it rises a modest 3% a year.

An illustration: $2,500 a month in year one, rising 3% a year. Your rent will differ. Not a forecast.

5 years of rent$159,300
10 years of rent$343,900
15 years of rent$558,000
Myths, answered

What is really holding you back?

Myth

"You need 20% down to buy a home."

The facts

Conventional loans allow as little as 3% down for qualifying first time buyers, FHA allows 3.5% with a score of 580 or higher, and VA loans can be 0% down for eligible veterans and service members.

Myth

"Down payment help is only for very low incomes."

The facts

Income limits vary by county and household size, and some are higher than people expect. A participating lender can run your numbers.

Myth

"I should wait for the perfect time."

The facts

Nobody times the market perfectly, and every month of rent builds no equity for you. The better question is whether owning fits your numbers and your next five years.

Loan program terms and minimums change and vary by lender. Not a commitment to lend. Confirm current terms with your lender.
